
Physical space, and the ambiance it can provide, is proving to be critically important in shaping emotional wellbeing. It can make people happy, confident, relaxed, energetic, and more. From a commercial standpoint, it can drive revenue and satisfaction.
All business categories are starting to recognize its importance. Even employers understand the importance of physical space for attracting and retaining top talent. Consider the new Chase Manhattan tower in NYC that offers plenty of open space with gardens, wellness amenities, spas, and artwork. It also boasts 19 eating establishments and communal spaces that resemble a luxury home or hotel.
The ambiance trend is, in part, driven by the rise of the internet, which has reduced foot traffic over the years. More current is that people, especially younger ones, are weary of spending time at home where, aside from living, many spend time working, shopping, and entertaining themselves and want to spend more time experiencing the world. In general, people are spending 20% more time at home than prior to the Pandemic.
Open space is also rapidly expanding in mixed-use developments. Some developments are allocating as much as a third of the project to open space areas. Although open space does not directly generate revenue, developers recognize that it can greatly raise revenue generated by the occupiable space.The biggest movement in the trend are environments that are more like a luxury home or resort. Many designer brands are taking this approach by offering restaurants, communal spaces, gardens, and other amenities to create a relaxed and comfortable environment. The new Dior flagship on Rodeo Drive in Beverly Hills (opening later this year) is the newest and fullest interpretation of this trend. The new three-story building resembles a resort more than a store.
